Here you will find useful tools to help you in your search for land and information relate to the Granite State. This guide should help you find the perfect location for your dream home, hunting ground or development. Explore the NH Zoning atlas to see where various development opportunities are permitted. Check out the NH Trail Guide to plan out your perfect hike, ATV or Snowmobile ride. See if the property you're interested in has access or is near access to your favorite trail. In addition to these resources, many towns have GIS maps available as well as full zoning ordinances available to download. Let me know if there's anything you need help finding.

NH Zoning Atlas
Created by the students at St Anselm's College to provide land owners and developers a comprehensive guide to zoning laws throughout New Hampshire. It provides a guide to Accessory Dwelling Units (ADU's), and Where Multi-Family Units and Cluster Developments are permitted. It also shows where Manufactured homes are permitted on individual lots. Avery useful tool if you're looking to develop land.
National Wetlands Inventory
This is a great tool to help you understand where wetlands are. While wetlands are a vital part of our ecosystem, they are not idea when you plan to develop a lot. The state of NH requires setbacks when building near wetlands which can become stricter in areas of protected wetlands. This is only a guide and a full wetlands delineation is the only way to know for sure where wetlands are present.


NH Trail Guide
New Hampshire is an outdoor paradise! but in order to keep it that way, the state has set up a great website that helps you understand the rules and regulations relating to the many trails in the state. Whether you're looking to hike, ATV, snowmobile, etc., you can find information on this website hosted by the NH State Parks division.

NH Tax Rates by Town
Here you will find the current tax rate by town. When buying a new home or land, the tax rate of a town can drastically change affordability. We also have a tax abatement program in NH called "Current Use" which allows unimproved land of 10 acres or more, even spread over contiguous lots, to receive a greatly reduces valuation which lowers the tax burden on vacant land.


NH Road Law
Here you will find a great comprehensive look at road classification as well as a "Complete Road Law Guide" that will help you understand how road classifications work and what effect they may have on the ability to develop a lot. FEMA Flood Zone Map
Here you will find the FEMA Flood Zone Mapper that will show you current flood zones in NH. You can zoom into a property to see what flood zoning, if any, exist on or near the property you are interested in. If there is an address, it will zome into the lot, if you don't know the address, just enter the town and state and you can move around to find the lot you are interested in.
